Seven steps from land to move-in

Every property is different. The land check tells us which of these steps apply to yours.

  1. 1

    Free land check

    What happens

We look at your parcel before you commit to anything: zoning, utilities (well and septic, or public water and sewer), power, and access.

    What you provide

The address or parcel number, plus anything you already know about the property, such as existing utilities, surveys or permits.

  2. 2

    Pick your home

    What happens

Choose a model that fits your land, your needs and your budget. See our models.

    What you provide

How many bedrooms and baths you need, your budget, and any must-haves.

  3. 3

    All-in price

    What happens

You get a written quote covering the home, delivery, setup and standard site work, so you can see the full picture in one number.

    What you provide

Your model choice and any add-ons you’d like priced, such as a porch, garage or upgrade package.

  4. 4

    Financing

    What happens

Common options include cash, conventional, FHA, VA, USDA and land-home loans. If you own your land, it may count as equity toward a land-home loan; your lender decides what qualifies.

    What you provide

Your preferred way to pay and, if you’re financing, your lender’s requirements. The written quote helps with the application.

  5. 5

    Permits & site prep

    What happens

Permits are pulled and the site is prepared: foundation, utility connections and driveway. This work is performed by licensed, registered contractors.

    What you provide

Access to the property and any owner signatures the county or utilities require.

  6. 6

    Delivery & setup

    What happens

Your home is delivered and set on the foundation, then skirting and steps are installed.

    What you provide

A clear path to the home site on delivery day.

  7. 7

    Final inspection & move in

    What happens

Final inspections are completed and, once approved, you get the keys and move in.

FAQ

Common questions

Do I need to own land?

This walkthrough is for people who own land or are in the process of buying it. If you’re still looking for land, call or text us and we can talk through what to check before you buy.

Can I use my land as a down payment?

Often, land you own can count as equity toward a land-home loan, but it depends on the lender and the loan program. Ask your lender; your written all-in quote gives them the numbers they need.

How long does it take?

It depends on permits and your site. We give you a timeline after the land check.

What if my land doesn’t work?

We tell you before you commit. That’s the point of the land check: to flag issues like zoning, access, utilities or septic suitability up front.

Are these real homes? Do they appreciate?

They’re complete homes, delivered and set on a foundation on your land. How any home’s value changes over time depends on things like location, the local market, condition and how the home is titled and financed. We don’t make value predictions; a lender, appraiser or real estate professional can speak to your situation.
